What happened on the show

In downtown Bangor, Maine, the Charles Inn was losing money, but Melchiorri found a structural oddity at the root of it: a noisy bar sat attached right off the lobby, and the manager insisted he personally owned half of that bar. The episode, Ex Marks the Spot, dug into a property where a tangled ownership arrangement and a disruptive bar were sabotaging the hotel around them. A downtown hotel bleeding money with a manager who has a competing financial stake in the operation has a governance problem as much as an operational one. Anthony worked the finances, the lobby-and-bar layout and the management arrangement, urging the operators to untangle the conflicting interests and to fix a floor plan that let a rowdy bar undermine the guest experience. The fix required sorting out who owned and controlled what before the hotel could be run as a coherent business.

After the cameras left

The Charles Inn was reborn as a different hotel entirely. In early 2022 the property closed under new ownership for a top-to-bottom interior and exterior renovation and was rebranded as The Phenix, reopening in July 2023 after roughly eighteen months of work. Set in Bangor's historic 1873 Phenix Block at 20 Broad Street, it now bills itself as the only hotel in downtown Bangor. The money-losing property with the problem bar has been transformed into a renovated boutique hotel under a new name. Confirmed operating as of 2026 as The Phenix.
